1.) All 3 – Realtor/Mortgage Pro/Insurance Agent First let me start by saying I am certain had James NOT been the one handling our transaction I feel certain it wouldn't have closed. I can’t stress enough how wonderfully easy and convenient it was only having to make ONE phone call to ONE person about the status of our purchase. As our real estate agent he got us .50 acre more land and $15,000 less purchase price than the first offer we made with another agent. We are just happy the first offer didn’t go through. Thank God James was the one who did our loan too. Since the seller was an upside down builder and the home had been sitting there for 9 months he knew how to crunch the numbers with the seller’s bank to save the deal and worked out the time frame with them. Had he not known financial/mortgage speak I don’t think the bank would have allowed or waited for the closing since the seller was behind on his payments. As if that wasn’t enough; as our insurance agent he also shopped and wrote our home owners insurance as well with Travelers. To be honest the process was a huge headache because of the seller’s financial problems, but I just can’t imagine how bad it would have been if James Schiller wasn’t the one guiding our deal to closing. Although he didn’t do our lot loan he did know where to direct us to get the best deal and reviewed the terms with us. Kim and Miguel Williams 4.) I don't usually do this, but I felt it was warranted this time. I recently sold a home to a buyer client of mine. First Federal was my client's first choice for his mortgage, and let’s just put it this way they couldn't (wouldn't) do it. I called James Schiller our fellow agent at Dunes and President of Mortgage Professionals for help. Not only did he get it done for me, he got it done in less than 2 weeks. Time was certainly of the essence as we were past our due date. Considering this financial market I think that was worth sharing this. Please add him to your list of preferred lenders.
